How Apartment Complexes Can Benefit from EV Infrastructure
A resident emails asking where she’s supposed to plug in. Saturday’s tour asks about charging before they ask about the pool. And someone on the first floor has an extension cord running out a window to a Model 3 parked in a fire lane. That last one is usually what gets my phone ringing. Apartment complexes around Charlotte are hitting all three at once.
Overnight Parking Is the Whole Advantage
Nobody charges at home because it’s cheap. They do it because the car sits still for eleven hours anyway. A Level 2 unit pulling 32 or 40 amps puts most EVs back to full between dinner and the morning commute exactly the window apartment complexes already control. Public charging can’t compete with that. A driver on South Boulevard is standing around a parking lot for forty minutes.
Here’s where it goes sideways. If your parking is unassigned, a charging space becomes a parking space, and somebody’s F-150 sits in it all weekend. I watched a property energize two chargers with no signage and no enforcement policy, and within a month the leasing office was fielding more complaints about the chargers than about anything else that year. Decide how you’ll police the spots before the electrician shows up.
What It Actually Does for Leasing
Turnover is the expensive part of this business, and every property manager already knows that number by heart.
Charging shows up in the math twice. It gives a prospect one more reason to pick you over the community two blocks away in South End, and it gives a current resident one reason not to leave. People get used to waking up at full charge. Going back to hunting down a public station on a Saturday morning feels like a downgrade, and renewals are won on smaller things than that.
I’ll be straight with you, though. Chargers won’t rescue a property with a leaking roof and a two-week maintenance backlog. Apartment complexes that treat EV infrastructure as a patch for bigger problems don’t see it show up in renewals. It works as an addition to something already functioning.
Your Electrical Service Sets the Timeline
This is where projects stall out. Plenty of the garden-style apartment complexes off Central Avenue and out toward University City went up in the seventies and eighties, and the house panel was sized for laundry rooms, exterior lighting, and a leasing office. Two Level 2 chargers add roughly 80 amps of continuous load on top of that. Sometimes there’s headroom. Sometimes Duke Energy has to look at the transformer, and that’s a longer calendar.
Any installation here needs an electrical permit through Mecklenburg County, and NEC Article 625 governs the equipment and the circuit. The load calculation comes first usually a couple of hours on site pulling panel schedules and checking the service. I’d rather tell an owner in week one that the service won’t carry it than have everyone find out at inspection. Older apartment complexes aren’t disqualified, they just need the homework done up front.
Start With Four Spaces, Not Forty
The phased approach almost always wins. Four to six spaces near the leasing office, metered, then six months of real usage data instead of guesses about demand.
One thing worth spending money on early: run spare conduit while the trench is already open. Trenching twice costs far more than oversizing once.
On the revenue side, most networked units bill per session or per kilowatt-hour, and some owners fold charging into a premium parking package. Just read the fine print on the network subscription. At low utilization, the monthly platform fee can quietly eat everything the chargers bring in, which is a real risk at smaller apartment complexes where twenty EVs might be the whole market.

The wrong version of this project is handing it to a maintenance tech with a spool of wire and an open breaker slot. Overloaded services trip at 11 p.m., and dead chargers in a lot full of EVs generate calls fast.
